Queensland Rental Rules Newcomers Should Know

Bond is capped at four weeks

For a general tenancy, the rental bond cannot exceed four weeks’ rent. If the owner or agent receives the bond, it must be lodged with the RTA within 10 days.

Rent bidding is prohibited

Agents and owners cannot accept an offer above the advertised rent. You should not be pressured to increase the weekly amount to defeat another applicant.

Advance rent is limited

At the beginning of a tenancy, the maximum is generally one month for a fixed-term agreement and two weeks for a periodic agreement.

Rent increases follow the property

Rent increases are limited to once every 12 months and the restriction is attached to the property, not merely to the current tenant.

You must be offered payment choices

At least two rent-payment methods must be offered, including one reasonably available option that does not create more than usual bank costs.

Entry normally requires 48 hours’ notice

For many standard entries, the minimum notice period is 48 hours. Different rules may apply in emergencies and specific circumstances.
