Port Credit has GO service, buses, shops and older rental buildings. Waterfront condominiums can be expensive, so search older properties north of Lakeshore Road as well as current rental specials.

Southwest Mississauga

Clarkson and Lorne Park

Clarkson offers GO service, apartment buildings and access toward Oakville and west Mississauga. Lorne Park homes can be expensive, so focus on Clarkson’s purpose-built rentals and secondary suites.

Southeast Mississauga

Lakeview

Lakeview includes houses, suites and low-rise rentals near the Toronto border. Current all-property median data places it below Mississauga’s overall median, though new waterfront development may be priced higher.

Northwest Mississauga

Meadowvale

Meadowvale can suit households working in northwest Mississauga, Milton or the Highway 401 corridor. It offers apartments, townhomes and family services, but current averages are above Cooksville and Port Credit.

Northeast Mississauga

Malton

One large apartment platform reports a July 2026 Mississauga average of approximately CAD $1,958 per month. It lists studios at about CAD $1,730, one-bedroom apartments at CAD $1,958 and two-bedroom apartments at CAD $2,328.

Other platforms report somewhat higher figures. PadMapper places the July median near CAD $1,782 for studios, CAD $2,125 for one bedroom and CAD $2,514 for two bedrooms. Zumper reports an overall Mississauga median around CAD $2,349, with one-bedroom units near CAD $2,070 and two-bedroom units near CAD $2,510.

The difference does not necessarily mean one source is wrong. Some platforms focus on purpose-built apartments, while others combine condominiums, houses, rooms and other property types.

How Much Money to Prepare Before Signing

Ontario permits a rent deposit for the final rental period, not a damage deposit

A landlord may collect the first month’s rent when the tenancy starts and a rent deposit for the final rental period. The rent deposit cannot exceed one month’s rent or one rental period, whichever is less.

Rental Rules Every Mississauga Newcomer Should Know

Most private apartments, condominiums, houses and basement units are covered by Ontario tenancy law

Most tenancies use Ontario’s standard form

The agreement should identify the lawful rent, services, utilities, parking, payment method and additional terms. The landlord must provide a copy within 21 days after it is signed.

The maximum is one rental period

For monthly rent, the deposit cannot exceed one month. It is applied to the final rental period and cannot be used as a damage deposit.

The guideline is 2.1 percent

For most rent-controlled units, the landlord generally cannot increase rent by more than 2.1 percent in 2026 without an approved exception.

Timing and written notice are required

At least 12 months must generally pass between increases, and the tenant must receive at least 90 days’ written notice on the proper form.

Some units are exempt from the guideline

Units first occupied for residential purposes after November 15, 2018, are generally exempt from Ontario’s annual rent-increase guideline.

A lease cannot remove legal rights

Prohibited damage deposits, pet deposits and terms requiring a tenant to pay for every landlord repair may be void even when written into the agreement.
